What the Grant Program Means for First Time Buyers

This grant program is designed to ease the financial burden of buying your first home, and are awarded annually on a first come, first served basis. The funds are not considered a loan and do not need to be repaid when the requirements of the program have been successfully met.

  • Eligible first-time homebuyers may receive up to $20,000 in grant assistance to help cover:

  • Down payment costs

  • Closing costs

  • Housing counseling expenses

  • Buyer broker fees

This means if you qualify and act fast, you could get a significant boost toward your home purchase. It’s a rare chance to reduce upfront costs that often hold buyers back.

Many buyers don’t realize how much these extra costs add up. Down payments alone can be 3% to 20% of the home price. Closing costs often add another 2% to 5%. This grant helps cover those expenses so you can focus on finding the right home.

How to Qualify and Apply

Qualifying for this grant is straightforward but requires some preparation. Here’s what you need to know:

  • Be a first-time homebuyer

    • A first-time home buyer is defined by HUD and most lenders as an individual who has not held an ownership interest in a principal residence for the past three years. This includes people who have never owned a home, as well as those who owned previously but have not held interest in a primary residence recently.

Key Criteria for First-Time Home Buyer Status

The 3-Year Rule: You are considered a first-time buyer if you have not owned a principal residence in the last three years.

Never Owned: An individual who has never owned a home.

Displaced Homemakers: An individual who has only owned with a spouse.

Single Parents: A single parent who has only owned with a former spouse while married.

Mobile Home/Non-Permanent Owners: Someone who has only owned a residence not permanently affixed to a foundation (e.g., a mobile home or RV).

Non-Compliant Property Owners: Someone who has only owned a property that cannot be brought up to code for less than the cost of building a new structure.

  • Have a household income at or below 80% of the Area Median Income (AMI) - Varies based on location

  • Contribute a minimum of $500 toward the home purchase

  • Complete an approved prepurchase homebuyer education course (free and usually done online)

  • Obtain mortgage with the providing lender
